Need $3MM for a condo conversion (building + construction). Any ideas for creative financing?

I can’t go through a regular bank because I will have to make regular payments once the loan is handed over, and there will not be any cash flow from the project until the end, so this would basically screw me.
This development is in a healthy Canadian market where condos are doing quite well.

Do banks finance new construction in flood plains, specifically, single family homes?

Assume that the flood plain is river/creek and designated as AE. Assume further that new construction can be a brand new house or additions/remodel to an existing house that is entirely in the flood plain.

How can I recover my earnest money deposit on a newly constructed home if I am declined for financing?

My wife and I signed a contract to purchase a new home in August of 2005. Since then, our finances have suffered because of unexpected medical expenses and a prolonged illness in the family, requiring our assistance. While the new home has been constructed like we dreamed, we have been declined for financing because of our debt ratios and because we could not come up with the down payment because my spouse has been helping her parents extensively and unable to earn a steady income. The construction company has given us two weeks to come up with financing, or forfeit our earnest money, approximately $34,000. I’ve worked with several different companies and all have declined our financing. The home was constructed in VA. After re-reviewing my contract, I did not find any financing contingency in there that would refund my deposit if my financing was declined … it appears that the builder has insured that they could keep the deposit under all circumstances. Do I have any remedy?

Anyone used American Home Partners to finance construction of their home?

I’m interested in their services and would like to know approximate % of funds to close and procedures of constructions, plusses and minuses of this program. I will be building in Central Florida and do not own the land. Any information will be appreciated. Are there any similar programs out there? I’m not interested in mortgage brokers since I’m one of them.Thanks

buying new construction prop from builder, can we do 100% financing?

our credit is pretty good (730), we want a fixed rate with preferably no PMI to pay. anyone know if this is possible?

also, can someone explain (or at least link me a site) how the mortgage process works when you buy a new construction property? i know you have to give the builder a deposit in order to secure a property, but i dont know much more than that… any help?

Is there a way to get compensation for lost business revenues from government construction?

My family owns a small business close to our home. Few years ago, the city (or the state, I’m not sure) started doing construction around the area for building a new highway or something. This construction didn’t effect our business until recently. About 4 months ago, our store starting losing about half of our business revenues, which is really hurting our family’s finances (Many of our neighboring businesses are also hurting badly because of the construction). They basically destroyed and/or blocked off all the roads surrounding our store. It looks like the construction is going to be continued for at least 2 more years. However, I rarely see people working on the roads.

Is there anything that we can do about this? Should we sue the city or something? Is there any government compensation that we can file a claim for? To make matters worse, our building owner just raised the rent (unbelievable!!). Please help!!
