I am running an expanding construction/remodeling company and need to have some sound systems in place for accounting, estimating, project management, etc. There is a lot of software out there. I am looking for recommendations.

Is a partner optional, one to sale and market, one for production?

Are financing interest on land that your purchase tax deductible?

I am interested in buying land for future development (home). The seller is offering his own financing (double of the market interest though). Will the interest be tax deductible? Or should I pay this off (with a temporary load from family) and try to refinance? I am not sure a lender would offer me a loan if it is for only land. Eventually, I will get a construction loan and build my home, but I am not prepared financially to take on this next step until mid 2008.

I am selling a vacant piece of land. An interested buyer wants to give me 30% down and make payments on the rest. He is planning on taking out a construction loan and building on the property. He would make payments to me on the balance as he gets his draws on the construction loan with the final payment being at the time of the last draw. I would be in second position behind the bank giving the construction loan. Is this a good idea? What type of background work should I do to investigate? Why would he want to do it this way?

I just bought my first little 2/1 starter condo. The place is pretty nice and spacious for 868 SqFt. Its in a great neighborhood. The living room is nice and the bathroom is descen but the kitchen is like a cave from hell. The kitchen is a boxed in 10×10 slum, pretty much the same as it was the day they completed it in 1987. Orange/yellow linoleum, old dark cabinets, beat up appliances and one dim light in the center.
I have the money to put into remodeling the kitchen to be quite nice. New lighting, maple cabinets, granite countertops, stone floors and stainless steel appliances. Here in NorCal kitchens get the money on a resell. The dilemma is, do I want to sink that kind of money and effort into a place that will scare away “starter home buyers” or do I want to go for it and appeal to the higher end bachelor/bachelorette? Any suggestions?
I do plan on living in it for about 5 years to build some nice equity. I would like to live with the nicer kitchen, but I would be content with a less extravagant kitchen that would cost thousands less.
Good answers so far…I was thinking about the fact that the kitchens in the other unit’s for sale in the complex are updated, somewhat, but are still 10 years old and not impressive. That’s why I picked mine, besides the best location in the complex; it had the oldest kitchen with the lowest asking price.
I wasn’t sure if I wanted to go “all out” on the remodel or hold back and just do a “nice” remodel. I am definitely doing more than just some painting on cabinets and a tile backsplash.

I keep hearing about new great progress in the field - then practical installation is still quite expensive and life span of the solar panels is estimated at 10 years - not enough time to really make a difference financially

How do I frame a concrete brick wall while remodeling an old house?

We are in the process of remodeling an old concrete brick house after a fire and fire hose flood. In order to bring the house up to code we have to rewire a few walls and add power receptacles. We also want to add insulation. Our idea was to put normal 2X4 framed walls in front of the old concrete walls. This way we could wire and insulate the old house. What is the best way to attach the 2×4 wall to the old concrete wall? This also all has to meet code.
