Owner Builder Construction Loans: The Secret to Hiring Good Sub-Contractors

Owner builder construction loans provide financing for people who want to eliminate the costs of hiring a licensed builder for the construction of their new home. In other words, owner builders will act as their own general contractors, managing the sub-contractors themselves.

Hiring only reputable sub-contractors with a good track record will save you many headaches later in the project. Find two or three of these companies in each job category and have them submit bids, based on your building specifications.

Owner builders will need to review each bid line by line, making sure that the sub-contractors 1) understood the full scope of the work, and 2) did not change anything in the bid specifications.

When ready to hire a sub-contractor, owner builders need to draw up a contract to cover the specifics of the job to be performed. Here’s a breakdown of the items you should make sure are included in every sub-contractor contract you sign:

1. Price - owner builders must know the total price to be paid for the complete job. Most likely, you will supply the materials, and the sub-contractor will provide the labor.

Owner builders who allow the sub-contractors to provide the materials often get stuck paying inflated costs. If you do decide to go that route, make sure the sub-contractor itemizes the materials and their costs for you.

2. Specifications - the contract should spell out the exact materials to be used, the brand names, sizes, model numbers, colors and every other detail of a specific work item. Leave no gray areas, or you will most likely be unhappy with the final results.

3. Insurance - owner builders should insist that all companies working on the home carry workers’ compensation insurance and sufficient liability insurance. Have their insurance company send you a copy of their binder or insurance certificate prior to the date they are to begin work.

Since owner builders are the general contractors, they will have to cover the project with Builder’s Risk insurance. This type of insurance will protect the house while it is under construction.

If you have any questions about the insurance you will need in order to qualify for an owner builder construction loan, be sure to speak with your lender about the specific requirements for financing.

4. Time Frame - specify the amount of time it will take to complete the work. It is very important for all of your subs to stay on schedule.

Owner builders should consider adding a penalty clause in terms of dollars per day for work that is not satisfactorily completed by the scheduled date.

Remember, when one sub falls behind, other sub-contractors behind him will probably have to delay their work. As the general contractor, it is the owner builder’s job to keep these people on track.

5. Warranties - specify how long the sub-contractor will cover his work for defects. Will they come back and replace items that are still under the manufacturer’s warranty without charge?

Be sure that your subs take delivery of any materials that you supply and sign off on the fact that they are in perfect condition (or note any problems) before they start.

At this point, the materials should become their responsibility. They should then be willing to honor any warranties just as if they had supplied them.

6. Payment - virtually the only language that sub-contractors understand is money.

Owner builders should always hold 5 to 10% of the contract price for two weeks after work is completed. This will allow you to detect any problems with the work.

Often, owner builders will not find a problem until the next trade is working in that area.

Have it in writing right up front that this is how you pay. This is a common practice and should not be a problem for a reputable company. Also remember to specify in your contract that no payments will be made until the work is completed.

Remember, owner builder construction loans are designed to provide you, the owner builder, with draw money only after you submit a draw request upon completion of the work item. It will take approximately 3-4 days in most cases for you to have the money in your account to write a check.

7. Clean up - all sub-contractors should be required to clean up before they leave the job. Owner builders can easily designate a spot for trash, or have them haul all off their own debris from the site.

You will need a dumpster on site for small things, but you should be clear that all of the debris that a sub-contractor produces is their responsibility to remove.

Owner builders who hire reputable sub-contractors and use detailed contracts to protect themselves will save tens of thousands of dollars during construction by eliminating the costs of a general contractor. Owner builders who fail to use contracts and who simply hire the sub-contractor with the cheapest bid will waste a lot of time and money.

How You Can Benefit From Home Construction Loans

New home construction loans differ from those loans that are used to purchase existing homes.

With a new home construction loan, there is no home to use as collateral because the home has not yet been built. In this case, the bank only has your word as guarantee for payment of the loan.

It would be nice if banks could simply take your word for it, but when hundreds of thousands of dollars are at stake, John Smith’s signature isn’t enough for the bank to simply hand over a check for you to begin construction.

Because of the nature of the home building process, the financing process concerning a new home construction loan is more stringent.

Once the lender has agreed to allow you to borrow a new home construction loan, a draw schedule will be outlined. In this draw schedule, the lender details how the loan will be disbursed.

Typically, new home construction loans are disbursed in 25% increments. When 25% of the construction has been completed, the lender will give you 25% of the loan amount. The lender will require an appraisal of the progress to ensure that said work has been completed.

You will not make any payments on your new home construction loan until the first disbursement has been made. At that time, interest only payments will be due on the loan.

The good news is that you are only required to make payments on the portion of the loan that has been disbursed. As more construction is completed and more of the loan is disbursed, your monthly payments will increase. This is because you are paying interest on a larger amount of money each time a disbursement is made.

When construction of your home is complete you the entire balance of the new home construction loan will be due. Don’t panic. You will have a way to pay this balance well in advance. “How”, you ask? Before you can be approved for a new home construction loan, the lender will require that you first are approved for a mortgage.

To ensure mortgage approve, the new home construction lender will request a commitment letter from the lender of your mortgage. Once construction is complete, the amount of the mortgage is used to repay the balance of the new home construction loan.

You can choose between a one- or two-time close new home construction loan.

The primary difference between the two types of loans is the time at which the interest rate is locked in. With a one-time closing, both the construction loan and the mortgage close that the same time, locking in the interest rate for both loans.

On the other hand, with a two-time close the construction loan closes first, and then the mortgage closes when construction is complete.

We all know the story of the homeowner who tried his own plumbing repairs and ended up paying more since the plumber had to fix the repairs. Recognizing when the job is too big or too complicated for the ordinary homeowner is not easy-handyman egos are too easily bruised. However, plumbers are notoriously expensive so you want to make sure you really need one before you call him. There are a number of things you can do to make sure you will keep your costs of plumbing repairs at a minimum.

First of all, don’t compare the prices of plumbers based solely upon their rates. Make sure you know all of the costs involved. One plumber may have lower advertised rates, but charge mileage which will increase the price of the job. Some plumbers start the clock when they get to your house, others may start it as soon as they leave their shop. Find out if they charge by the quarter hour; if they charge by the hour, you may have to pay for a full additional hour even though the job only went a few minutes over. Make sure you are fully aware of the real rates, so that you are comparing apples to apples. Another good idea is to ask around with friends and families for a reputable plumber instead of relying on advertisements.

Keep your plumbing jobs down altogether by taking good care of your plumbing. Most plumbing emergencies are caused by backups. Avoid having items such as grease or hair, which are responsible for most clogs, go into your drains. Putting vinegar, followed by boiling hot water down the drain is said to cut through grease clogs. Use a mesh catch in all of your drains to catch hair and avoid it going down the drains. Use a drain cleaning product once a month to keep the drains clean.

If you do hire a plumber to install a fixture, save money by buying your own fixtures. A plumber will add a premium to any fixtures he has to obtain for you. Just make sure you agree upon the type of fixtures you will use. Some plumbers won’t guarantee certain cheaper brands.

If you keep all of your plumbing fixtures properly maintained, you can almost eliminate the need for a plumber. Make sure fixtures are attached properly and tightened. If you do call a plumber, make sure you know exactly what the problem is so the plumber can fix it and get out; don’t forget he charges by the hour so you don’t want to spend precious time discussing the problem. Keep a list of plumbing problems, so that if you have to call a plumber for one thing, you can have him fix everything in the same visit.

Understanding the Difference Between a Simple Purchase Loan and an Owner Builder Construction Loan

If an owner builder understands the differences between his construction loan and other, simpler types of mortgage financing, then he will be much better prepared when starting his planning and financing. Owner builder construction loans are a more complicated process than a standard mortgage to purchase or refinance a home. Therefore, they will require a longer preparation and underwriting time.

If an owner builder does not account for some extra time required in his financing and planning stage, he runs the risk of falling behind schedule on the construction project or, worse, losing the land that he wants to build on. Therefore, understanding the reasons why an owner builder construction loan requires a longer timeline will save an owner builder from potential disaster.

The first, and main, reason that your owner builder loan will take longer than a simple purchase loan is that you, the owner builder, will need a longer time to prepare for it. Unlike standard mortgages, an owner builder construction loan will require you to choose your home plans and put together a detailed budget to build the house.

There is no way around it. You will need extra time to find the right home plans for your dream house. Depending on the source of the blueprints, an owner builder can take anywhere from a week to a couple of months to get the home plans finalized.

If you are purchasing plans from an online source, then you will have your blueprints within a week or two. However, if you decide to make modifications to the plans, it could take a month or more to get the revisions. Likewise, if an owner builder needs to get those online blueprints engineered to meet local building codes, then he needs to account for extra time to do this.

Whereas online blueprints can be a fast process, an owner builder who hires an architect to design his home from scratch may need a couple of months to get it right. The length of this process will depend largely on the amount of time that your architect requires for the design, as well as the number of revisions that you request as the future homeowner during the design process.

Now that you have your blueprints finalized, your job as the owner builder is to put together budget numbers to build your dream home. It’s not a complicated process, but it does require time for you to get written price quotes from your local sub-contractors. The best way to do this is to provide a set of blueprints to the sub-contractor and wait for him to get back to you with a written estimate for his labor or materials.

The budgeting and bidding process can take an extra few weeks for an owner builder. But, if you don’t take the time to do it right, you will be setting yourself up for failure during construction. That’s why it’s so important for an owner builder to understand the extra time required in his planning as compared to a simple purchase or refinance loan that doesn’t have any blueprint or budgeting requirements.

In addition to a longer planning phase, an owner builder construction loan will also have a slightly longer underwriting timeline. The extra time requirement is due to the fact that owner builder loans basically require two underwriting approvals - one for the borrower’s qualifications and one for the project itself.

In other words, even the most qualified owner builder client is not going to get through underwriting if he is building a home with a sub-par appraisal or budget. On the other hand, a very weak borrower will not get approved in underwriting just because he is building a home with a great budget and appraisal. Therefore, both sides of the underwriting approval process are equally important.

The extra time needed for owner builder planning and underwriting is not a big deal as long as you understand the reasoning behind it and plan accordingly. If an owner builder understands the timeline, he can plan for a successful project. But, an owner builder who thinks his construction loan is the same as a simple purchase or refinance mortgage is going to set himself up for failure right from the beginning.

Solar energy has been around for quite a while and most people don’t think about it much except for the ones who are already into renewable sources of energy. Environmentalists have always loved the idea of solar energy but what has kept it from going more mainstream, being more widely used and looked upon as something someone wants to spend money to install on their property? There have been improvements in the technology of solar energy, but has there been enough? Isn’t the war on terror and the desire to be independent of foreign energy sources enough to persuade people to use solar energy? At what point will solar energy become the great and never ending source of energy many of envisioned many years ago?

Well, I, for one, think that the time has just about come for solar energy to really take off because of one reason: it will be economically the right and smart thing to do.

Last year I was driving to Las Vegas from San Jose and when I was just about three quarters of the way to my destination I passed a sign that said something about a “solar farm.” I glanced over and saw row upon row of solar panels sitting in the middle of the dessert. This is about the only farm that could survive in the dessert I thought to myself. Then I thought ” Wow. Why can’t I do that?” In a smaller fashion of course because of my limited resources. But I thought why not rent some land and buy some of these panels and start my own little farm? It made sense and actually it still makes sense to me.

I went home later and looked into the solar energy industry. I wanted to see if this was possible now and I thought if these people put all those panels out in the dessert and sold the energy to others why can’t a small businessman?

Well, what I found out is that it isn’t quite possible to do just yet. Why? Because the cost of the panels, property, labor etc.. wasn’t low enough to make a profit for what you can sell the energy for. The solar farm was more than likely subsidized by the government. So I looked into the possibility of using them on homes. This thought has been around for decades and you do see the panels on more homes than you used to so I was wondering if this was possible now. I found out that it just takes too long for the average consumer to get their investment back to consider putting solar panels on their homes.

The average time for a homeowner to get the money back on their investment is anywhere from 12 years to 20 years. For this industry to take off that figure I believe will have to go down to around 5 to 7. Not that far really. It could actually go below that.

Three things have to happen for the solar energy promise to become a reality and for homeowners and entrepreneurs to decide in large numbers to use solar panels to create electricity:

1. The price of the panels will have to decrease. 2. The panels will have to improve and produce more energy. 3. The cost of energy will have to increase.

Actually just one of these factors can happen to a great degree and the other two stay constant and the point will be reached where the solar energy industry will explode. But more than likely, all three will come closer together and at some point people will decide to start buying the panels in record numbers and we will see this way of creating energy from a clean and renewable source be common place.

Here is why I think the time is very near for this explosion to happen.

1. There is a bill in the state legislature in California now that will spend on rebates for solar energy. The governor wants to show that he is in the front of this movement and wants to be aggressive. Some don’t like the way the bill is written, but there is a good chance it will pass. 2. The panels are becoming more and more efficient at producing more energy.

3. The price may go down dramatically if contracts with China to produce the panels are put into place. Normally I don’t like our jobs going oversees to people who only get fractions of what the US worker makes but in this instance it will also create many jobs here to install the panels, sell them, warehouse them etc… Plus this is something the country needs I feel. Clean, renewable energy that makes us less reliable on foreign oil and gases.

Also, some companies are producing these new generation flexible solar energy panels that come in sheets and can be rolled up and then out onto surfaces.
