What to Look For During Your Home Inspection

Before making an offer on a home, nearly all real estate experts recommend conducting extensive inspections. Home inspections are designed to protect you from unexpected repairs and costs after move-in. If any problems are found during a pre-sale inspection, the buyer can then negotiate with the seller to have the issues resolved before closing or incorporate the cost of repairs into the offer. By assuring the buyer that they are purchasing the best home for their money, home inspections are an invaluable resource in the home buying process.

In most cases, home inspections analyze a number of factors both inside and outside the home. We begin with the six most critical inspection concerns for the exterior of the home.

Foundation - The most important thing to check for in the foundation are cracks. If any cracks or irregularities are noticed in the foundation, a further inspection may be needed to check the integrity of the construction.

Roof - When the roof is inspected, it must first be determined if any leaks are present. If the roof is free of leaks, a proper inspection will then attempt to determine if the roof possesses any flaws that could cause leaks in the future. During inspection, it is also important to notice if any large trees hang over the home. Wet leaves from such trees can sometimes cause serious problems for homeowners.

Drainage - The most important thing to consider is how the home is situated on the property. To ensure adequate drainage and prevent flooding in the home, the surrounding land should slope away from the home and 6-8 inches of the concrete foundation should be visible. Additionally, all gutters and drainage spouts should be angled away from the home.

Windows and Doors - Besides looking for broken glass, a check of the windows should cover many factors. Ideally, all windows should open and close properly with a good seal, be free of rot around the window sills and have all screens intact. Similarly, all doors opening to the exterior should open and close properly with a good seal to prevent extra heating and cooling costs.

Siding, Trim, Gutters and Paint - An inspection of the exterior siding or paint should check for the presence of bubbling or peeling. Also, all exterior fixtures that do not impact the structural integrity - such as ornamental trim and rain gutters - should be checked for overall condition.

Decks and Porches - If the home has a deck or porch, the inspection will try to uncover the presence of rot or insect damage.

Now, we will look at six factors that should be thoroughly inspected within the interior of the home.

Walls, Floors and Ceilings - All walls, floors and ceilings inside the home should be checked for the presence of water damage - usually present as mold or other stains - and signs of insects or pests. The areas near plumbing fixtures should be given extra attention to check for mold and water damage, while gaps or cracks in exterior walls should be checked for the presence of insects. Lastly, all wall and floor surfaces - such as paint, plaster, wood floors, tile bathrooms and carpet - should be checked for overall condition.

Appliances - Typically, home inspectors will run one dishwasher cycle and check all functions of the oven and stove. If the home is being sold with a full set of appliances, it is wise to check the working order of refrigerators, washers, dryers and microwaves.

Electrical, Heating and Cooling Systems - These inspections of the home’s infrastructure are some of the most telling assessments of a property’s quality and, by extension, value. An inspection of the electrical system will typically test all outlets, light fixtures and circuit breakers. If it is an older home, an inspection should look for updated features such as ground fault interrupt (GFI) outlets in the bathrooms and kitchen. When checking heating and cooling systems, inspectors typically test the furnace, monitor the response of the thermostat and assess the overall ventilation of the home.

Plumbing - The inspection of the plumbing system begins with a check for leaks around all fixtures and pipes. Next, both cold and hot water pressure should be tested by turning on multiple faucets. In the bathrooms, the areas around each bathtub and shower should be inspected for water damage. Lastly, try to ensure that the hot water heater is up to code and functioning properly.

Basement - If the home has a basement, the most important thing to check for is the presence of water damage. An inspection of the basement is primarily an extension of the previously mentioned check for walls, floors and ceilings.

Chimney and Fireplace - An inspection of the chimney and each fireplace will check for loose bricks and mortar, assess the overall stability and check for obstructions within the chimney.

Keep in mind, if an inspection uncovers a problem, you should not necessarily be deterred from buying the home. More than anything, the inspection will help you determine the value of the home and prevent you from overpaying or experiencing unwanted repairs. Depending on what is uncovered during the inspection, you may want to conduct an additional inspection of the problematic element or simply work with the seller to resolve the issue as part of your offer.

In a modular home factory, there is ample space for many projects to be taking place simultaneously. A huge warehouse allows a crew to be framing wall panels and roof trusses in one area, while another crew to be hanging drywall and mudding in another. Despite the multiple areas, the process is extremely organized and streamline, similar to an automobile manufacturing plant. Your design plans are made available to each work area and your home is identified as it is constructed. After wall frames, roof trusses, and flooring structures are constructed individually and then assembled into modules. “Marriage” walls (where two modules will connect) are labeled and the structure moves onto the next section.

Licensed electricians and plumbing professionals then identify studs in the walls and frames where conduit and wires will need to travel. Necessary holes are drilled and outlets and piping is installed. Subsequently, drywall is attached to the frame, and a rapid process of taping, mudding and texturing is completed. Because the factory allows indoor construction, drying time for drywall texturing is cut to a few hours which can save tremendous time. Also, because these construction specialists repetitively perform the same tasks every day, their efficiency becomes remarkable.

After the drywall is applied, spray insulation and subsequently spray painting is applied, and your module is now beginning to look like a recognizable dwelling. Once the basic construction and assembly is done, specialists then begin their detail work. This usually includes cabinetry, plumbing fixtures, tubs and sinks, electrical fixtures, heating and air conduits, flooring, trim carpentry work, and even stairs. Roofing shingles along with hingeable soffits are also applied in many cases when roofing structures are provided.

At each step of the assembly process, third party inspectors evaluate the building, electrical, plumbing, and heating and air facets of your home. This eliminates any unexpected surprises on its arrival to the site. Once finished, transport materials are applied to the modules to ensure protection from the weather and secure travels. It needs to be mentioned as well that reinforced drywall screws with glue are used for extra strength in assembly as is extra bracing for framing. This is mainly for increased stability for traveling, but once it arrives to your site, this stability is an added bonus. As you can see, the factory setting allows not only greater efficiency in building your modular home, but also provides added bonuses along the way.

Despite being low on financial resources, you may still want to remodel your home, particularly your kitchen. Perhaps, the most obvious way to save money, when it comes to remodeling your kitchen, is deciding whether or not your kitchen really needs to be remodeled. As a homeowner, you have every right to remodel your kitchen, if you wish to do so; however, if money is tight it may be a good idea to rethink your decision, at least until your financial outlook improves. Although it may be a good idea to hold off on the kitchen remodeling, you may not necessarily want to. As previously mentioned, there a number of relatively low-cost ways that you could go about remodeling your kitchen.

One of the best ways to go about remodeling your kitchen without going broke is by taking it one step at a time. Although your goal may be to remodel your whole kitchen, inside and out, it can be costly do it all at the same time. By doing your remodeling in steps, it may make it easier for you to afford the overall cost of a kitchen remodeling project. For instance, if you would like to replace your kitchen cabinets, it may be a good idea to start there first. After your kitchen cabinets have been replaced and you have additional money for remodeling, you may want to move onto the next remodeling project, say changing the light fixtures in your kitchen. Taking one step at a time may not only make it easier for you to afford the cost of remodeling, but it may also help to make sure that you are choosing the right materials, supplies, and designs.

Where you buy your supplies and materials from may also have an impact on how much a kitchen remodeling project costs. Whether you decide to do all of your remodeling at once or do it a little bit at a time, you will want to keep an eye on where you are buying your materials from. If you are looking to save the most money, you may want to think about shopping at one of your local home improvement stores. Most home improvement stores, especially those that operate on a national level, carry everything that you need to undergo a kitchen remodeling project. In addition to the tools needed, you may also be able to find the supplies or materials that you need, such as kitchen sinks, kitchen sink pipes, kitchen floor tiles, as well as kitchen light fixtures.

You can also save money, when remodeling your kitchen, by doing all of the work yourself. It may be easier to use a professional contactor, but it is also more expensive. Even if you are unfamiliar with the ins and outs of kitchen remodeling, you may be able to learn. There are a number of resources guides that can be found online, in your local book stores, or in your local library. Depending on where you live, you may also be able to attend a kitchen remodeling class, course, or seminar. These resources, not matter what they are, may make it easier for you to remodel your kitchen yourself. In fact, most of the time, all you need is a plan and a set of directions to follow and you should be good to go.

Despite all of the above mentioned tips, you may still find it difficult to remodel your kitchen, money wise. If this is the case, you may want to place more of a focus on redecorating. Simply by changing your kitchen curtains, replacing some of your kitchen appliances, or even by changing your kitchen towel theme, you could get the new kitchen feel that you were looking for. While it might not be exactly what you had hoped for, it is an alterative that may just give you what you need.

Modular Homes - the Future is so Bright!

ome construction has been around for a few decades now, but the technologies and designs continue to improve. Particularly in the last decade, the explosion of designs and the increase in availability of modular homes have rapidly increased the modular home as a wise choice of new home construction. But what is on the horizon? Anything is possible as global markets increase, national recession looms, and streamlining within the factory advances. Here are just a few possibilities to consider.

For almost 2 years, the U.S. real estate market in many areas has been experiencing a readjustment with home prices dropping and foreclosures rising. However, the population continues to increase and new home construction will rebound after market settling occurs. Given the recent experience of the homeowner and a national recession, attention to costs and investment potential will be at an all-time high. Since modular homes cost on average 20 percent less than site-built homes, surpass them in overall quality, and maintain a strong investment potential, you can anticipate seeing the percentage of new home construction awarded to modular home building to rise.

Factories that build modular homes continue to find ways to improve quality and design while lowering costs and waste. This drive for efficiency has created a secure spot for modular homes in the new home construction industry. As sub-specialists who make products that are attractive to these factories increase, a potential for outsourcing some components of the factory construction process may even improve their ability to save costs further. For instance, prefabricated wall panels are already being used by some modular home factories to reduce labor demands for wall assembly. These panelized wall distributors can provide these at a lower cost than the expense it takes a factory to supply materials and labor for wall assembly. Expect further streamlining within the factory setting through outsourcing measures.

Remember when Japanese cars overtook the American car industry a few decades ago globally? Be cautious of a similar trend in modular home construction. If labor costs (which are the most costly expenses for modular home factories) can be markedly reduced by placing factories in China or South America, this could offset shipping costs of modules and importation fees. It may well be that your new modular home could be assembled half way across the world before it ends up on your lot. The end result is that the market share of modular homes in new construction is predicted to rise, and there are potential avenues where costs for new homes could drop even further by paying attention to the above areas and others. In addition, the capacity for recycling efforts and the attention being given to designing “green” modular homes will drive those that are environmentally conscious to strongly consider this as the best option. Combining these aspects in the industry with the ability of modular homes to meet the high design demands of the consumer, it seems obvious that this industry has a stronghold for the future.
